My Real Estate Investing Journey

I've been hearing from a lot of investors lately on the subject of FOCUS and it's importance to real estate investing. So often, gurus sell it as passive income, but if you treat it passively, expect income and opportunity to pass you by. If you aren't willing to invest the time to gain knowledge, become a better investor, and treat your real estate portfolio as a business, you are likely to lose out on the great wealth” that graces so much of the hype in real estate.



We purchased the property for $180,000 and invested around $60,000 of our own money to purchase and renovate it. This property generates between a $12,000 - $30,000 cash return annually depending upon the capital improvements we make to it each year.
Let's face it, you don't know what's coming, you don't yet know how hard you have to try, you don't know the numbers involved, whether "no" really means 'no', whether private lenders really will hand over their cash for your deal, you don't know the nature of everyone in the business and how to deal with them.

The hotel project is a bit different because I am raising capital in different investment funds for that, so I normally spend my free time in cigar bars, and in restaurants anyway, so I now spend it with potential investors, but it is a part of my lifestyle and I do not consider it work, and technically I do not have to do it, but I enjoy meeting new people.
I love coaching because it gives me the opportunity to effectively empower, lead and motivate people to believe in their own abilities to build and grow financial plans through real estate investing by changing how they think and, in turn, changing how they live.

I didn't have my tenant screening procedures and policies, and my lease wasn't where I really it to be. I've come a long way from where I was then and that first tenant still worked out, and I'll tell you more later in a different episode about the second property, and my tenant in that second property is still there as well.
